For those, who rent a room in a share house it is advisable to confirm the agreement on a paper. A written lease agreement is very important for both sides involved in a renting process. The contract provides certainty and clarity. You can use a lease agreement for all share accommodation situations. The main point is to outline the basic terms for flatmates. According to the law, there are two types of contracts. If you rent a room with access to shared facilities, use either the standard form Residential Tenancy Agreement for your state or territory either the Flatmate Agreement which is a common law agreement setting out the basic terms.   • Names and contacts of both the property owner and the tenant.
  • Description of premises shared.
  • Termination: whether you are renting a room on a month-to-month basis or on a yearly basis.
  • Utilities: gas/electricity, water, garbage, phone, Internet, Cable/Satellite TV and other.
  • Household rules: bedroom assignment, waterbed, kitchen use, cleaning duties, appliance use (washer, drying, etc.), common area use, telephone/Internet use, Study/quiet hours, smoking, alcohol/drug use, entertaining, overnight guests, pets, sharing of personal items and other.
  • Conflict resolution: both parties agree to make reasonable efforts to maintain a peaceful environment to resolve any differences.
Note: you have to sign the document to make it legally binding.
